The proposal for a new Extra Care Facility at Shutterton Lane in Dawlish is part of a larger development of houses by Redrow Homes.
The L shaped form of the building has given two arms of accommodation with a central communal hub. This was driven in the main by site requirements and restrictions, with the scheme addressing the housing to the east and creating open green spaces, whilst addressing the street frontage to the south and west.
Internal layouts have been adapted to best suit Devon County Councils requirements for Extra Care, within the limitations of the site and requirements of potential Housing Authorities who might take on the building. As a result the layout is flexible, particularly within the communal facilities which can be adapted to the different needs of those who might manage the building. The levels of the site have resulted in a stepped building and the design has been adapted to give access across the site between different parts of the building for ease of management.
